Nancy Neal originally is from San Diego, moved to northern California in 1996 after living in Sheridan, Wyoming for 10 years. While in Wyoming Nancy decided to put her lifelong interest and knowledge of livestock and land into building a real estate business specializing in farm & ranch properties. She acquired the GRI designation (Graduate Real Estate Institute); qualified to become a member of the Real Estate Land Institute and held an active Montana Real Estate license along with her Wyoming Brokers license. Within a five year period, Nancy built her own extremely successful company participating directly in the sale of over 10,000 acres of private and state lease lands valued in excess of ten million dollars. Selling large rural parcels of land requires in-depth knowledge of water rights, zoning regulations and livestock feed requirements as well as the knowledge and ability to interpret land uses and to read various plat and topo maps. Nancy also has the ability to understand and evaluate potential growth patterns for future land use investment purposes.
Nancy can handle complicated transactions involving small business, income property, agricultural/ farm lands as well as residential properties including transactions that involve 1031 tax deferred exchanges of like kind property or alternatively, transactions involving the creation of charitable remainder trusts to reduce or eliminate capital gains and estate tax issues. Nancy has completed over 600 real estate education hours.
